The Crestfallen Laneway Suite is a prime example of spacial efficiency within a modest buildable footprint. This 1100sf suite is tightly fitted to the existing 20′-0″ wide lot, with large detached structures on both sides. Considering the homeowners desired to maximize living space and potential rental revenue, our team proposed a compact 2-bedroom design with a fully excavated basement that would offer an additional bedroom, bathroom and multi-purpose space.
This laneway suite is sculpted by the as-of-right zoning by-laws to maximize interior area, tightly adhering to the angular plane requirement, height restrictions and dormer allotments. Strategic sacrifices were made at the ground floor to provide a covered parking pad adjacent the laneway in addition to a covered walkway for access by the main house tenant. Traditional plank materials are used throughout to compliment the steep angular roof line while preserving a modern aesthetic to the structure.
This laneway suite is indicative of how intelligent planning combined with an inherent knowledge of the zoning by-laws can yield a cost effective, super-efficient secondary dwelling that will not only maximize revenue potential, but substantially increase the property value. The Christie Pits Laneway suite will be a beautiful and functional investment that will responsibly densify a desirable neighbourhood that is in desperate need of alternative housing options.
