The owners of this unique corner lot approached our Lanescape team to construct a laneway suite that would provide a separate living space for their expanding family. The proposed structure features two storeys of living space above grade in addition to a fully excavated, finished basement level. The ground floor offers a spacious open concept living area with two bedrooms and two bathrooms above, and the basement level provides an additional bedroom, bathroom and family room.
The proposed design is derived from the immediate context. The building’s volume tapers to create an appropriate scale for the rear yard elevation, while strategically placed openings and entry points welcome natural light while preserving privacy to the street and neighbouring properties. Red brick and black steel accents are used to complement the existing main house and the neighbourhood at large. Conceptualized as a modern interpretation of a traditional coach house, the exterior pays homage to industrial out-buildings prevalent in the early 20th century.
The Prospect Laneway Suite is a prime example of how a secondary structure can be designed within the as-of-right zoning by-laws to provide a long-term living space with all the comforts of home.
