WOODBINE HEIGHTS LANEWAY SUITE

This homeowner approached Lanescape with plans for a modest two-storey workshop adjacent to the lane, which would require approvals through the Committee of Adjustment. Our team developed an as-of-right design scheme for a substantially larger structure and introduced a rental unit at the second floor to offset the project’s carrying costs. Working within strict cost restraints, our team made strategic alterations to the inherited workshop design while minimizing impact on the original construction budget.

The new 1300 square foot proposal features a large open workshop and garage at grade, with a 700 square foot, 2 bedroom rental suite above. A tenant stair is accessed from the rear yard, ascending into a large open concept living space with a large kitchen, dining and living space. An efficient bathroom and service core is situated between large flanking bedrooms to limit costly plumbing and mechanical runs and optimize thermal control, thus reducing initial and long-term costs while limiting energy consumption and providing superior interior comfort.
